When searching for a rental property in the UK, being well-prepared can make the process much smoother and more efficient. Here’s a guide to help you get everything in place before calling for a viewing:

Right to Rent Documentation: Before booking a viewing, ensure you have your Right to Rent documentation ready. If you have a UK passport, that’s straightforward. If you were born overseas, you’ll need a biometric residence card, a valid Right to Rent share code along with your passport. This is essential for the landlord or agent to verify your eligibility to rent in the UK.

Proof of Address: You’ll also need to provide proof of your current address. Acceptable documents include a driving license or a recent utility bill. This helps confirm your identity and residence, which is crucial for the referencing process.

Credit Check Preparation: Expect to undergo full referencing, so it’s wise to check your credit score beforehand. You can do this through platforms like Experian or Credit Karma, which offers a free service to check your credit file. If you find any adverse credit, it’s important to inform your agent or landlord. Failing to disclose this information could lead to an instant fail during referencing.

Addressing Adverse Credit: If you do discover adverse credit, try to settle any outstanding debts before applying for properties. Providing a settlement letter can significantly improve your chances of passing referencing. It’s always better to be upfront about your financial situation.

Financial Verification: Your finances will be scrutinised, so ensure your income aligns with what you’ve communicated to the agent or landlord. They typically require your last three months of bank statements, your employment contract, and your employer’s contact details to confirm your employment and income. If you’re self-employed, you’ll need to provide a recent tax return and last 3 months bank statements or if you’re retired then you’ll need to provide your pension statements (agents may usually ask for your latest 3-6 months statements) along with your bank statements for these months. If you’re an overseas tenant with no UK income then you’ll need to provide a recent savings statement confirming the significant funds.

Landlord References: If you’ve rented before, be prepared to provide a landlord reference. However, if you’re not currently renting, this requirement does not apply to you.

Finally, be prepared to act quickly. In a competitive rental market, properties can get snatched up fast. If you find a place you love, have your application and supporting documents ready to submit right after the viewing. This proactive approach can set you apart from other potential tenants.
